Asset
Within an industrial plant or facility, an asset is a fixed or mobile physical item such as equipment or machinery used in production
Availability
A calculated percentage of time that an asset or piece of equipment is capable of performing its normal function for production
Backlog
The total number of work orders that have been scheduled, but not completed
Bill of Materials (BOM)
A document specifying all parts and components for an asset or piece of equipment
Cloud Based Maintenance Software
A maintenance system accessed via the Internet with data storage in a secure, remote location
CMMS
Acronym for “Computerized Maintenance Management System” which is a software application designed to track and manage plant assets and all maintenance activity
CMMS Functionality
The core modules of a maintenance software system that address work order management, preventive maintenance, spare parts inventory, MRO, document management, workforce and resource management, and reporting of maintenance activity
Condition Based Maintenance (CBM)
Strategic maintenance where actions are taken based on equipment inspections and assessments that determine the likelihood of failure based on the asset’s condition
Corrective Maintenance
Work that is initiated to repair, restore or replace components that have created a failure or problem
Equipment Down Time
The period of time during which a piece of equipment or asset fails to operate as intended or when it is under repair service
Equipment Hierarchy
The structured, ranking order of assets by criticality and relationship to the manufacturing and production process
Equipment History
The accumulated documentation of all maintenance, repair and service performed for a piece of equipment or production assets
KPI’s
Acronym for “Key Performance Indicators” which serve as the most critical measure for monitoring actual performance against set standards or established targets
Maintenance
Actions taken to service an asset or piece of equipment to ensure it continues to perform as designed and intended through either preventive, repair or replacement activity
Maintenance Repair and Operations (MRO)
Activity that helps keep or restore assets to their working condition
Mean Time Between Failures (MTBF)
A calculation of reliability derived by number of failures in a period of time divided by the equipment uptime for that period
Mean Time To Repair (MTTR)
A calculation of maintainability derived by total equipment down time in a period divided by number of failures for that period
Planned Maintenance
Maintenance activity that has been scheduled with consideration and estimates for time, materials and documentation required for the specified job
Plant
The physical building or facility for manufacturing activity to include all fixtures and production equipment
Plant Assets
Identified and documented production equipment and machinery contained within a manufacturing facility
Predictive Maintenance (PdM)
Activity involving procedures that identify the likelihood of a failure before it occurs so that the condition of the equipment can be addressed on a routine, scheduled basis
Preventive Maintenance (PM)
Activity based on scheduled asset and equipment inspections, repair and service to identify and correct issues before they develop into failures or create problems
Proactive Maintenance
Initiating activity to maintain the integrity of assets and equipment before an issue arises
Reactive Maintenance
Responding to an asset or equipment issue as it occurs rather than on a systematic, scheduled basis
Reliability Centered Maintenance (RCM)
A process that integrates several maintenance techniques to increase the likelihood that an asset or piece of equipment will operate as intended over its life cycle while minimizing the maintenance required for it
SaaS
Acronym for “Software as a Service” that defines the delivery model of cloud-based maintenance software hosted by a third party and accessed through a web browser
Scheduled Maintenance
Maintenance work that has been planned, allotted time, and approved to be performed
SLAs
Acronym for “Service Level Agreements” specifying the services a vendor will perform to support the client including measurable aspects of the service offering
Shutdown
The period of time when assets or production equipment will be closed down for scheduled preventive maintenance and/or repair
Spare Parts
All equipment or asset components kept on hand in inventory to be used for maintenance work and repairs
Total Productive Maintenance (TPM)
An initiative originating in Japan that involves production operators in equipment maintenance with the goal of zero breakdowns and maximized equipment effectiveness
Uptime
A measure indicating the amount of time that an asset or piece of production equipment remains in continuous use
Work Order
The document that specifies the maintenance task required including expected labor, parts needed and notations for the scheduled job
Work Request
The initial request that maintenance is needed or required in a particular area or for specific equipment
